Commercial and community grills

By commercial we mean the outdoor gas grills at HOAs, condos, apartment complexes, rentals and business patios. These are the same built-in and freestanding grills we clean and repair at homes every day: Bull, Lynx, Turbo, Blaze, Delta Heat and the rest.

HOAs, condos and apartment communities

Shared grills sit by the pool, on a roof deck or by the beach, often two or more together. We do them all on one visit and send one invoice.

  • Access: a community gate code, a pool key from the office, or a lockbox. Tell us when you book and we work it out with the office.
  • Board approval: need it first? We inspect, give you the estimate to take to the board, and book the work once it is approved.
  • Invoice: to the HOA, the management company or the board treasurer, as you prefer. If your company uses a vendor portal, we can upload the invoice there.

Rentals and vacation homes

Between tenants, before the season, or when a tenant reports the grill will not light: we clean it, fix what is wrong and tell you what we found. We photograph what we find, and send you the photos when you need to see it.

  • With a tenant in: we call or text them when we are on the way, so they can open the gate.
  • With nobody in: give us permission to access and the gate or lockbox details, and we do the job without anyone there.
  • Price first: if the grill needs a part, you get the price before we fit it. Nothing is replaced without your yes.

Landlords and managers with several properties

One call books every address. We keep the grills, the access details and who pays on file for each property, so the next booking is quicker. Many of our property customers book us at the same addresses year after year.

How booking works

We use your power and water, so we need both near the grill.

  • Tell us the address, the grill (a photo helps) and how many there are.
  • Tell us how we get in: gate code, lockbox, office key or a tenant to call.
  • Tell us who gets the invoice: the owner, the HOA or the property manager, and any vendor portal.
  • After the visit you get the invoice, with what we found and anything we recommend, priced. If something needs your decision, we send you the photos.

Repair or replace for a rental

A repair is often all a rental grill needs: igniters, burners, heat plates or a regulator, priced first. If the grill is past saving, we say so and price a new one. Installation is free when you buy the grill from us, and if the new grill does not match the island's cut-out, our GrillFitter® custom laser-cut trim kit closes the gap.

Asked by property owners

Does anyone need to be there?

No.

Give us the gate code, lockbox or key arrangement when you book, or a tenant to call on the way, and we do the job without you. We need power and water nearby. You get the invoice, with what we found, once we are done.

Can you clean several grills on one visit?

Yes.

Two grills by the pool, two on a roof deck, or a grill with a side burner and a smoker: tell us how many when you book so we plan the time, and we do them on one visit with one invoice.

Can you invoice the HOA or the property manager?

Yes.

Tell us who pays when you book: the owner, the HOA, the board or the management company. If they use a vendor portal, we can upload the invoice there.

Can you give an estimate for the board first?

Yes.

We inspect the grills, write up what they need and what it costs, and book the work once the board approves it. Nothing is done before you say yes.

A tenant says the grill will not light. What happens next?

Send us a photo or call.

Most often it is the igniter, the electrode or the battery. We contact the tenant to get in, find the fault, and give you the price before we fix it. Why a grill will not light

Do you clean grills between tenants?

Yes.

A cleaning between tenants resets the grill and comes with a free inspection, so you know what the next tenant gets. With nobody in, we just need permission to access and the gate or lockbox details.

Which areas do you cover?

All of San Diego County, and Temecula up to Hemet: full service everywhere, cleaning, repair and replacement.

Do you clean restaurant kitchen grills?

No.

We clean and repair outdoor gas grills: the built-in and freestanding grills at homes, HOAs, condos, apartment communities, rentals and business patios. Restaurant kitchen equipment is a different trade.

Not sure what is wrong? Send a photo.

We reply with what it most likely is, whether it is worth fixing, and what happens next. Free.
